About the Owners
The town home is owned by three families that have been visiting Florida for the last 17 years. We love the weather, the attractions and the general hospitality of the state and area. With attractions including Walt Disney World, Sea World, Aquatica, Busch Gardens, Universal Studios, Kennedy Space Center, Legoland, numerous golf courses, and beaches, the Orlando area has something to offer for all.
What comes in the house?
We are excited to announce that we have Wi-Fi, 3 Smart TVs, and a Blu-Ray player now in our home!
In 2011 we had all of our mattresses replaced with Sealy Posturepedic pillow top mattresses. These are upgraded mattresses, much more comfortable than the mattresses that were placed in some of the Regal Palms town homes previously. We have a King sized bed, a Queen sized bed, 4 Twin beds, and a sleeper sofa.
The house has a full kitchen including refrigerator, stove, dishwasher, microwave, place settings for 12 people, pots, pans, muffin tin, cookie sheets, coffee maker, tea kettle, blender, toaster, cutlery, high chair, alarm clocks, hair dryers, pack-n-play, washer/dryer, fan, iron, ironing board, 5 TVs with cable and 99 channels, a Blu-Ray player, a landline phone, 4 bathrooms, all bath and bed linens, and initial supply of toilet paper and soaps.
The house is cleaned before you arrive. While you are there, you are responsible to keep the house in good order. A mop, vacuum, and cleaning supplies are available for your use.
We ask our guests that if you use the last drop of dish soap, laundry detergent, sun screen, etc, from our closet, that you replace it. This helps ensure that everything is available for future guests.
Please throw away any opened food container prior to your departure. Unopened food may be placed in the owners closet.
Garbage is picked up on Thursdays, you are only required to put it on the back porch in the garbage bin. Regal Palms has staff that will bring it to the street and return the receptacle back behind the home.
There is a Publix grocery store within walking distance. Walmart has groceries, discount tickets, and a huge assortment of souvenirs and is only a short 3 mile drive. Directions are in the three-ring binder found in our home.
Our landline phone is equipped to make free local calls, if you would like to make long distance calls I suggest you purchase a calling card at Publix or Walmart. Cell service varies by provider.
An assortment of cards, games, books, rain gear, pool toys, etc. are provided. We also have a cooler if you want to head to the beach for the day. We ask that all these be washed and returned back into our owners closet so that they are available and clean to the guests staying after you. Directions, maps, and attraction information is located in a 3 ring binder in our home.
We want our home to feel like your home. If you have any concerns during your stay, please contact the front desk regarding resort issues and our local management regarding issues with our home. The phone number for our local management company is in our home, posted on the refrigerator.
If you have any suggestions for improvements, please let us know in your after stay survey. We are constantly adding items to enhance both our and your future stays.
What is available at the resort? The Pool Complex is open 8:30 am until 11 pm. Pool towels can be signed out at the Tiki Hut poolside. Inflatable pool toys (found in our owners closet) can also be blown up free of charge at the Tiki Hut. The Pool Complex consists of a lazy river, a water slide, and multiple pools, including one with zero depth entry. Two pools are heated to 82 degrees in the winter months. There is also a children's playground, sand volleyball court, pool table, and "tiki" bar poolside. Thursday evenings the resort shows family friendly movies poolside.
When you need a break from the pool and the sun, head inside to Banana Jack's, a Pirate-themed fun zone featuring games, prizes, indoor playground, food, and entertainment for the whole family. "Like" Banana Jack's on Facebook to receive coupons. www.facebook.com/officialbananajacks
The resort also offers a spa (fees vary), fitness room (open 6 am-11 pm), locker room, hot tub, sauna, steam room, wireless internet. There are many flat screen TVs in Banana Jack's restaurant broadcasting daily sports.
Additionally, the resort also has 24 hour guest services, a convenience store located on-site, and designated BBQ areas. There is also a weekly activity calendar provided by the resort outlining special events, such as Breakfast with Santa on Christmas.
What are your Terms & Conditions?
Please note, only an adult 25+ years of age may reserve our house. We also adopt a policy of "force majeure", in that we only accept a reservation on the understanding that we cannot be held responsible, financial or otherwise, for any personal loss, damage, injury, or for the facilities or amenities being unavailable for whatever reason, including events beyond our control, such as weather phenomenon including hurricane or flood. Guests are strongly recommended to purchase vacation/holiday insurance to cover such eventuality. In the unlikely event of disappointment, inconvenience, delay, cancellation caused by lost bags, flight delays, ill health, financial hardship, personal circumstance, weather phenomenon or any other event beyond our control, we cannot & will not be held responsible or liable for compensation or refund. That is what insurance is for. Travel/vacation insurance is inexpensive, readily available and designed to cover you in such circumstances.
Our home is strictly NON SMOKING and we do not allow pets.
How do I book? How do I Pay?
Please contact Melissa via email at hutchensmelissa@hotmail.com or 763-274-4391 with the dates you would like to stay. Provide your name, home address, email address, and a contact phone number (in some cases emails may get blocked). To secure your dates, we require a 50% non-refundable booking deposit, with the balance due 30 days prior to your trip. Payment can be made via check or money order. Regal Palms charges a separate resort fee of $12.95 (+tax) per day, which is due upon check-in. The resort fee is per party not per guest, 7 days would result in payment of $90.65 to resort (plus applicable taxes). Once your deposit is received, I will contact the management company and they will place your booking and provide me with a confirmation. I will let you know the confirmation number once I receive it.
How do we get to your home?
Our home is located within the gated community of Regal Palms Resort. Click or copy and paste the link below for directions from Orlando International Airport (MCO) to Regal Palms Resort located at 2700 Sand Mine Road in Davenport, FL. You will need $3.50 for tolls going this route.

Note: You will also encounter tolls when heading to the coasts, but not to any of the parks.
What happens when I arrive?
Check-in is at 4 pm and check-out is at 10 am. The resort is similar to a hotel. Once you check-in at the Reception Desk, which is open 24 hours a day/7 days a week, you will be provided with a map to our home and resort key-cards. The key-cards are dated electronically with your date and time of arrival and departure. Only the person who booked the house (or the guests he/she authorizes) can obtain the key-card as the reservation is in that name. You will need some form of photo ID, such as a driving license or a passport. You will also need the key-card to access the resort facilities, such as the pools and the Clubhouse. Melissa will email you the code to our front door.
Is there a Security Deposit?
When you Check-In, you must show some form of photo ID (drivers license, passport) and put down a Security Deposit. This is just a swipe of your credit/debit card onto a credit card payment slip with signed authorization for one withdrawal. No funds are actually taken from your credit card account at that time. The credit card payment slip is returned to you at the end of your vacation if there aren't any damages and after the Home Inspector has given the "ok". If there are some damages, then the value of these are taken from your authorized credit card payment slip. You therefore don't lose any funds for the Security Deposit with me or the Management Agent of the resort as such. If you break something in the house and don't want to be charged for it, you may replace the item while you are there, like for like, but you MUST advise Melissa.

Hello. We are three Minnesota families who own a 4 bedroom, 4 bath end unit town home (not a timeshare) located 15 minutes from Walt Disney World. Our fully furnished, 1856 square foot home, with complete kitchen can sleep 10 comfortably and is located within the gated Regal Palms Resort.
Regal Palms is located 32 miles from the Orlando International Airport (MCO). Upon arrival, you will be able to enjoy not only our home, but also the resort. Be sure to visit the Swimming Pool Complex which is only for owners and guests of Regal Palms. The resort is a short 2 block walk from our home. The Swimming Pool Complex includes two pools heated to 82 degrees in the winter months, a lazy river, a water slide, a zero depth entry pool, a hot tub, a "tiki" bar, sun tanning terrace, children's playground, sand volleyball court, and pool tables.
Regal Palms has a reception area that is open 24 hours a day. Discount tickets for the parks can now be purchased in the clubhouse. A convenience store, fitness center (with sauna and steam room), spa, and Banana Jack's restaurant are also located within Regal Palms Resort.
Banana Jack's is a pirate-themed kid's fun zone with arcade. It also has a full restaurant and bar menu to satisfy both your hunger and thirst. If you have kids in the pools, order a pizza and eat it poolside. All guests get free use of the facilities and tokens to spend at Banana Jack's upon check-in.
Please note that all homes within Regal Palms are all privately owned and managed. Not all homes are created equally. Since we purchased our home in September of 2010, we are pleased to announce many improvements to enhance both our stays and yours. The larger items we have purchased are all new pillow top mattresses (2011), new carpet in the main living area, 2 smart TVS, and Wi-Fi! (2013), some new appliances and another smart TV (2014), and all new bedding (2015). We have also switched our local management company to offer the best service to our guests.
Our home is the largest town home available, is an end unit on a dead end street, and is a short walk to the pool complex!

The master on the main level has a queen sized bed, a smart TV, and a private full sized bath.
The upper level master has a king sized bed, balcony, a smart TV, private full sized bath with garden tub, and walk-in closet.
The other two bedrooms are each equipped with 2 twin beds and cable TV.
There is also a sofa sleeper in the living room along with a Smart TV and a BluRay player.
Our home also has a washer and dryer, full kitchen, all linens, games, beach towels, cooler, books, pool floaties, and rain gear to help our home feel like your home.
For those of you traveling with younger children, we also have a pack-n-play, a reclining single stroller with basket underneath, an umbrella stroller, a booster, and a high chair.
Bonus---The resort is fenced and we are the end unit on a dead end street. There is no traffic in front of our home.
In January 2015, we placed at least 100 shells along the back fence. Each child who stays at our home is welcome to take one home.
Publix grocery store, many restaurants, and CVS Pharmacy are all within walking distance. Walmart (who also sells discount tickets) and Target are only a few miles away for souvenirs. We have a three ring binder in our home that has restaurant reviews, park literature, maps, and directions to the parks, beaches, stores, medical facilities, etc.
